This study investigated affordable housing in College Towns and Mankato where many college students struggle to find adequate, affordable housing options near their campus as universities when student housing has been identified to influence the academic performance of students. The objectives of the study include examining various issues on affordable housing for students and how these issues affect different aspects of cities; ascertaining the factors preventing students from getting affordable housing, and examining how affordable housing can be improved in College towns. The study adopted a qualitative research method that collects and analyses secondary data obtained from peer-reviewed journals accessed from databases and depositories such as Google Scholar and the Google search engine. Case study research was utilized to achieve the objectives focusing on the City of Mankato, Minnesota. The findings include that there is high accommodation costs relative to income, and a dearth of affordable houses, and that factors such as reduced public funding and student financial aid for higher education, high tuition costs, etc. prevent students from getting affordable housing. The study recommended that the government should increase the national minimum wage, and build more affordable houses, the government should revive its policy on financial aid and public funding for higher institutions as well as tuition fees to alleviate students' inability to get affordable housing. In conclusion, the findings and recommendations justified the relevance of the study to academia, government, and the society at large within and outside the state of Minnesota, USA.
